Here are a few of the items the commission will consider Monday.
SUBDIVISION REQUEST
The applicant, CommonWealth Partners LLC, will ask the commission
to approve a subdivision of three existing parcels at 2 Town Center
into 14 parcels. The subdivision would divide the existing parcels
into 10 lots for buildings and four lots for parking and common
areas.
WHAT TO EXPECT
Staff members don’t foresee any negative effects from the
subdivision and are recommending approval.
HOUSE APPEAL
The Planning Commission will consider an appeal by property owner
Victor Schubert of the zoning administrator’s denial of his plans to
build a new two-story house at 983 Grove Place. Last month, the
commission continued Schubert’s appeal to give him more time to work
with staff members to redesign the project to mainly reduce the
building mass.
WHAT TO EXPECT
Although the revisions don’t meet the specific criteria of the
residential design guidelines, they meet the intent, planning staff
members say. So they are recommending approval.
PLANNING APPLICATION
Calvary Church Newport Mesa wants to demolish the existing church
facilities at 23rd Street and Orange Avenue and build a development
of 26 small-lot, family homes.
WHAT TO EXPECT
Staff members feel the project satisfies most of the city’s
development standards and the architectural design of the homes is
compatible with the neighborhood. But they are recommending denial of
the project because they feel larger lots and more traditional
single-family development is more typical of the city’s east side.
