Film and television production firm Deluxe Entertainment Services Group Inc. has agreed to lease a former Santa Monica warehouse that is being converted to office space by landlord Hudson Pacific Properties Inc.
Hudson Pacific, which specializes in developing and operating entertainment-related properties including Hollywood movie studios, bought the 63,376-square-foot warehouse at 3401 Exposition Blvd. five months ago, Chief Executive Victor J. Coleman said.
After the makeover, the building first completed in 1961 will have characteristics that are popular with creative firms such as exposed bricks and timbers, operable windows, skylights and a roof deck, Coleman said.

Terms of the 12-year lease were not disclosed, but the landlord was asking for $3.75 per square foot per month, according to real estate data provider CoStar Group.
Deluxe, which is currently based in Hollywood, is scheduled to move in the third quarter of next year.
