FOUNTAIN VALLEY : 42 Homes to Be Built on 9-Acre Nursery Site

A developer received approval this week to build 42 single-family homes on the site of a nursery. The City Council approved changing the property’s zoning to allow more homes there and to make the tract compatible with adjacent residential neighborhoods.
The council also approved a development agreement with Tava Development Co. to reimburse the city $233,000 for the cost of services incurred from the housing project.
The homes will be built on the nine-acre site of National Grower, 17442 Magnolia St.
Andrew Perea, planning services manager, said that the project has undergone planning changes to appease neighbors.
Residents had expressed concerns about the proposed lot sizes. As a result, Perea said, the developer has agreed to build homes on 7,200-square-foot lots instead of the original proposal to build 46 homes on 6,000-square-foot lots.
Residents also wanted no access to the new tract from Winterberry Street, greater rear-yard setbacks to increase privacy and a minimum of noise during construction. Perea said these concerns have been addressed.
No one spoke in opposition to the project at Tuesday’s public hearing.
Construction is expected to begin next spring, Perea said.
