San Gabriel Cuts Density Allowed in Residential Zones

SAN GABRIEL — The City Council has voted 5-0 to adopt revised density standards as part of a new General Plan reducing the number of housing units allowed per acre.
In R-1 single-family zones, up to six units per acre will be allowed; the previous maximum was nine. In R-2 multifamily zones, seven to 11 units will be allowed, down from the previous 10 to 19. In R-3 zones, 12 to 25 units will be allowed, down from 20 to 35.
“It’s all a part of that same phenomenon: less congestion, more open space. That’s what people generally were looking for,” said City Manager Robert Clute.
The changes came after 18 months of study by the city Planning Commission and the consulting firm of Wildan Associates, based in the City of Industry.
